How to Calculate ROI on a Rental Property

Determine your annual cash flow by subtracting all operating expenses and mortgage payments from your gross rent. Then, divide that annual cash flow by your total initial out-of-pocket investment (down payment, closing costs, and repairs).

What is a "good" ROI for a rental property?

In the US market, a healthy Cash-on-Cash return generally falls between 8% and 12%. However, this varies heavily by market. Premium coastal markets offer lower upfront ROI but higher appreciation, while Midwestern markets offer high cash flow but stagnant equity growth.

Why should I include management fees if I self-manage?

You must always value your time. If you do not deduct an 8% to 12% property management fee in your property management fee calculator, you aren't buying an investment; you are buying a second job. Future-proof the asset so it still cash flows if you eventually hire a manager.

What is Net Operating Income (NOI)?
